Psychotherapy Hub – Danforth Avenue

Scope of Work Provided by Nordeca Inc.:

Nordeca Inc. was retained to provide full architectural and planning services for the adaptive reuse and redevelopment of an existing four-storey building with a basement, located in the heart of the Danforth corridor in Toronto.

Key responsibilities and scope of work included:

1- Architectural Design & Planning:
Preparation of complete interior architectural drawings in compliance with the Ontario Building Code (OBC) and City of Toronto zoning by-laws.

2- Municipal Approvals & Permitting:
Preparation and submission of full permit application packages to the City of Toronto, including coordination with applicable municipal departments.
Obtaining building permits and change-of-use approvals necessary to convert the entire building to fully commercial occupancy.

3- Code Compliance & Building Upgrades:
Identification and design of required architectural upgrades to meet current commercial use standards, life safety, barrier-free accessibility, fire separation, and exiting
requirements under OBC Part 3.

4- Project Management & General Contracting:
Oversight of project coordination among consultants (structural, mechanical, electrical), communication with city officials, and management of timelines and deliverables to
ensure a smooth approval process.

Key Objectives Achieved:

Transition of building use from previous occupancy to full commercial use.

OBC-compliant design upgrades to satisfy fire protection, egress, and accessibility standards.
