Woodbridge Office
Scope of Work Provided by Nordeca Inc.:
Nordeca Inc. has been commissioned to lead the Office Design & Custom-built Mill-work production. The scope of work includes the interior design and Custom-built Mill-work and stainless steel production, with Full MEP (Mechanical, Electrical, Plumbing) engineering set documentation.
Key responsibilities and scope of work included:
Interior Design & Planning:
Preparation of complete interior architectural design drawings and furniture production detail drawings in compliance with the Ontario Building Code (OBC) and City of
Woodbridge zoning by-laws.
Municipal Approvals & Permitting:
Preparation and submission of full permit application packages to the City of Woodbridge, including coordination with applicable municipal departments.
Obtaining building permits and change-of-use approvals necessary to convert the entire building to fully office space commercial occupancy.
Code Compliance & Building Upgrades:
Identification and design of required architectural upgrades to meet current commercial use standards, life safety, barrier-free accessibility, fire separation, and exiting
requirements under OBC.
Project Management & General Contracting:
Oversight of project coordination among consultants (structural, mechanical, electrical), communication with city officials. Additionally, Nordeca has taken on the role of
Project Manager and General Supervisor (GS), managing all phases of the project from design to execution, ensuring the successful delivery of a fully functional and code-
compliant office environment tailored to the client’s operational needs.
Custom-built Mill-work production:
As part of this project, Nordeca Inc. is also responsible for the detailed design, production and installation of all custom-built furniture elements, stainless steel
production ensuring seamless integration of functionality and aesthetics.
Key Objectives Achieved:
- Transition of building use from previous occupancy to full office space commercial occupancy use.
- OBC-compliant design upgrades to satisfy fire protection, egress, and accessibility standards.
