Scope of Work Provided by Nordeca Inc.
Nordeca Inc. was commissioned to lead the design and construction of a new laboratory area within an existing facility located in Oakville, Ontario. The project scope encompassed architectural redesign, interior spatial planning, and the full preparation of MEP (Mechanical, Electrical, Plumbing) engineering documentation, all completed in strict accordance with the Ontario Building Code (OBC).
Key Responsibilities and Scope of Work Included:
- Architectural Design & Planning
- Development of complete interior architectural drawings, compliant with OBC and City of Oakville zoning by-laws
- Interior space planning optimized for laboratory functionality and workflow
- Municipal Approvals & Permitting
- Preparation and submission of permit application packages to the City of Oakville
- Coordination with municipal departments to secure building permits and change-of-use approvals as required
- Code Compliance & Building Upgrades
- Identification and implementation of architectural upgrades to meet current laboratory and commercial standards
- Design solutions addressing fire separation, life safety, barrier-free accessibility, and egress requirements under OBC
- Project Management & General Contracting
- End-to-end project oversight including consultant coordination (structural, mechanical, electrical)
- Direct communication with municipal officials
- Nordeca Inc. served as both Project Manager and General Contractor to ensure seamless execution and delivery
- Custom-built Millwork Production
- Design, fabrication, and installation of all custom cabinetry and workstations
- Use of chemically resistant materials for durability and safety in laboratory conditions
- All millwork produced in-house and tailored to the technical needs of the facility
